31/03/2025 – Abitare Co.’s analysis of short‑term rentals during Milan Design Week. The least “expensive” area is Isola, with an average of around €3,200 per week.
More and more homeowners are renting out their primary residences, using alternative solutions such as a second home, temporarily staying with friends or family, or renting out just one room.
The average weekly rent for an apartment in Milan has almost tripled compared to a week without international events (+199%), with the most significant increases in the Garibaldi/Porta Volta district (+256%) and Porta Romana (+219%).
The average increase in rental prices compared to 2024 is +6.0%, with peaks in Isola (+11.5%), Tortona (+9.9%), and Centro(+10.6%). Declines are recorded instead in Garibaldi/Porta Volta (–1.8%) and Brera (–1.6%).
Even in the metropolitan area, rental prices are rising compared to other periods of the year: Rho leads with an increase of +289%, far surpassing Milan, followed by Sesto San Giovanni (+216%), San Donato Milanese (+200%), Corsico (+153%), Segrate (+144%), and Monza (+133%).
Milan Design Week continues to establish itself as a cultural phenomenon capable of intertwining art and design, generating a significant impact on Milan and its hinterland, including short‑term rentals.
During Design Week, the average weekly rent for an apartment in Milan triples compared to a week without international events (+199%), rising from €1,530 to €4,570. The most significant increases are recorded in Garibaldi/Porta Volta (+256%) and Porta Romana (+219%). Even in the six metropolitan municipalities analyzed, a strong increase is evident (+192%), with the weekly rent reaching an average of €1,810.
Compared to last year, short‑term rental prices in Milan during Salone del Mobile week increased on average by +6.0%, with different variations depending on the district. The areas with the most significant increases are Isola (+11.5%), Centro (+10.6%), Tortona(+9.9%), and Porta Romana (+7.3%). For the first time since the survey began, a slight decline is observed in Garibaldi/Porta Volta (–1.8%) and Brera (–1.6%).
This is the snapshot taken by the Abitare Co. Research Center, which analyzed the short‑term rental market in various Milan districts affected by the event (Tortona, Centro, Brera, Garibaldi/Porta Volta, Isola, Porta Romana) and in several municipalities in the metropolitan area and Monza during Design Week, considering a furnished one‑bedroom apartment and including all additional costs from taxes to property management.
Which areas of Milan are the most expensive?
Once again, Brera ranks as the area with the highest rents: for one week, the average cost of an apartment reaches €6,150, with a peak of €6,860 in Via della Moscova. In the broader Centro area, the highlight is naturally the Quadrilatero della Moda, with a weekly rent averaging over €8,000. Among other areas traditionally linked to Milan Design Week, Garibaldi/Porta Volta records an average weekly cost of €4,690 and Porta Romana €4,050, while prices—although high—start to decrease in Tortona (€3,400) and Isola(€3,220).
For those who want to experience Design Week in Milan without sparing expenses, beyond the already mentioned Quadrilatero and Via della Moscova, the most exclusive options include Foro Buonaparte (€6,790), Via Solferino (€6,650 per week), and Via San Marco(€6,300). Those who instead want to participate with a slightly lower budget can choose options in the lively Tortona district, such as Via Voghera (€2,870), or in the heart of Isola, in Via Dal Verme (€2,940).
The metropolitan area is growing
The impact of Milan Design Week on rental prices is also evident in data concerning the hinterland. In the six municipalities analyzed, strategically connected to Milan, a significant rise in weekly rents is observed.
In Rho, prices increased by +289%, reaching €2,450 per week, a much higher increase than in Milan. They are followed by Sesto San Giovanni (+216%, €2,100), San Donato Milanese (+200%, €2,000), Corsico (+153%, €1,330), Segrate (+144%, €1,540), and Monza (+133%, €1,470).
