In 2025, Italians’ passion for the mountains continues, with 8 million people choosing them as the destination for their holidays in the first quarter. From Cortina d’Ampezzo to the Swiss Gstaad: how much does it cost to rent an apartment for the classic February ski week? And for those wanting to buy, what is the price per square metre?
According to the analysis by Abitare Co. – a real estate brokerage and services company – which examined 42 Italian mountain destinations and 18 foreign ones, the average price in Italy to rent a four‑bed apartment for one week is €1,160, while purchasing a new or fully renovated home costs €5,180/sq m. Abroad, prices increase significantly: around €5,500 to rent an apartment for four people for a week, and average purchase prices four times higher (€20,990/sq m).
What are the most expensive destinations? Exclusive luxury abroad.
Looking at the top ten, no Italian locations are included. Gstaad, in Switzerland, stands out as the most exclusive destination, with an average price of €39,000/sq m and weekly rents exceeding €5,500. It is followed by the “snowy Monte Carlo”, Courchevel 1850, with prices of €31,000/sq m and weekly rents of €6,500, and St. Moritz, an icon of Alpine elegance and glamour, with average prices nearing €27,000/sq m and weekly rents of €6,200.
Prices drop significantly when shifting to Italy. The most expensive Italian destination for purchasing an apartment is Cortina d’Ampezzo, known as the “Queen of the Dolomites”, famous for its skiing tradition and exclusive charm. Here, the average property price reaches €12,200/sq m, while weekly rents average €2,300. Next come the Trentino destinations Madonna di Campiglio (€10,700/sq m and €2,030 per week) and Selva di Val Gardena (€10,500/sq m and €1,960 per week). Other exclusive destinations include Courmayeur, at the foot of Mont Blanc, appreciated for its combination of sports and high‑end lifestyle (€9,800/sq m, up to €1,800 per week), nearby La Thuile (€6,200/sq m and €1,190 per week), and Ortisei, the heart of Val Gardena with panoramic slopes and its charming Alpine center (€9,800/sq m, up to €1,540 per week).
In addition to the most expensive destinations, Italy also offers more affordable options. On the rental front, for example, a week‑long stay for 4 people can cost under €700, such as in Tarvisio (Udine), Clusone (Bergamo) and Edolo (Brescia). Slightly below €1,000 are Brusson (Aosta), Aprica (Sondrio), Pila (Aosta) and Moena (Trento). The least expensive location for purchasing is Tarvisio, with an average price of €1,900/sq m.
