The residential real estate market in Italy continues its positive trend

11/09/2025 – The residential real estate market in Italy continues its positive trend: from April to June 2025, 201,344 transactions were recorded (+8.1% year‑on‑year).


A positive trend in all metropolitan cities except Naples (-0.3%). The largest increase, compared to Q2 2024, was recorded in Turin (+11.3%), followed by Palermo (+10.0%) and Milan (+6.6%)Rome also confirms the positive trend with +4.1%, as do Bologna (+6.1%) and Florence (+3.9%).

On the price front, among the main metropolitan cities, a general increase of 2.2% was recorded in September.
Sales of new homes fell (-7.2%) compared to the same quarter in 2024, as did their share of total sales (4.9%, compared to 5.8% in the first quarter).

The second quarter of 2025 confirms the recovery of residential property transactions nationwide. According to the analysis by Abitare Co. – a real estate brokerage and services company specializing in new constructions – based on data from the Real Estate Market Observatory (OMI) of the Revenue Agency, from April to June 2025 residential transactions increased by +8.1% compared to the same period last year, reaching 201,344 sales.

Transaction values are rising in almost all major metropolitan cities, except for Naples which recorded -0.3% and 2,146 transactions. Among the other cities, increases were recorded in Rome (+4.1% and 9,839 transactions)Milan (+6.6% and 6,491 transactions)Turin (+11.3% and 4,325 transactions)Genoa (+5.6% and 2,466 transactions)Bologna (+6.1% and 1,596 transactions)Florence (+3.9% and 1,273 transactions) and Palermo (+10.0% and 1,899 transactions).

What is happening on the price front? According to data processed by Abitare Co., in June 2025, compared to June 2024, prices increased by 2.2% nationally, with Milan leading the ranking as the most expensive city with over €5,000 per square meter on average.

The Italian real estate market, despite the climate of macroeconomic uncertainty, confirms the positive trend that began at the end of 2024 – commented Giuseppe Crupi, CEO of Abitare Co. – the share of transactions financed by mortgages is increasing thanks to lower interest rates, and the forecast of closing the year with over 720,000 transactions is consolidating. Prices on an annual basis are growing in line with the inflation rate.
