10/11/2025 – With only three months left until the Winter Olympics, Milan’s real estate market is already showing strong signs of activity: according to the analysis by Abitare Co. – a company specializing in real estate brokerage – short‑term rentals for an apartment accommodating up to 4 people in the city’s most tourist‑oriented central areas (Historic Center, Brera, Porta Nuova, CityLife, Porta Romana) and in the key Olympic districts near the competition venues (Santa Giulia, Assago, San Siro, Rho), increase on average by +102% during the Olympics compared to a normal week without events. Among the areas, the largest rise is recorded in Assago (+153%), while the highest weekly rates are found in the Historic Center (€2,800 per week).
This trend is also confirmed by international tourism data: between February 1 and 21, 2026, a 160% increase in arrivals from abroadto Northern Italy is expected compared to the same period in 2025 (Source: Visa Consulting & Analytics).
From Assago to Santa Giulia, weekly rents triple (+144%) in areas near the Olympic venues
For those choosing to experience the Olympics up close by staying near the competition sites, accommodation costs are significantly higher than off‑season averages. Short‑term rentals show an average increase of +144% (€1,925 per week).
The sharpest growth is in Assago, home to the Milano Ice Skating Arena for figure skating and short track, with +153% compared to a regular week and a weekly rent of €1,900. It is followed by Santa Giulia, where the Milano Santa Giulia Ice Hockey Arena will host the ice hockey tournaments, with +147% and €2,100 per week. In San Siro, where the opening ceremony will take place, weekly rents average €2,200 (+144%). Finally, in Rho, home to the Milano Ice Park for speed skating and some hockey games, prices increase +130%, averaging €1,500 per week.
Central areas see price hikes during the Games, but remain far below Design Week peaks
In the central districts of Milan most exposed to tourism, average prices rise more moderately, although they remain the highest overall (+70% and €2,270 per week).
Porta Nuova, a modern and international hub of the city, records the steepest increase (+83%), with weekly rents climbing from €1,200 to €2,200. It is followed by CityLife (+73% and €1,900), known for its high‑end residential offer, and Brera, where staying during the Olympics costs €2,500 (+67%). Despite the impact of the event, these figures remain far below those seen during annual events such as Milan Design Week, when the average weekly rent reaches €6,150.
Among other central areas, the Historic Center remains one of the most in‑demand locations during both international and local events, with average weekly rents at €2,800 (+65%), followed by Porta Romana (+63% and €1,950), appreciated for its livability and proximity to the city center.
